Stucco Types Offered

There are many different ways to apply stucco to your Las Cruces home or business.  We can work with most types of stucco based on your needs and those of any architect or general contractor you may be working with.  If you are a property manager, the property owner will be pleased with our stucco repair or remediation that is provided.  There are two types of stucco used in this area most commonly, traditional cement stucco and synthetic stucco.

Traditional Cement Stucco
Really traditional stucco was a combination of sand, lime, and water.  Today, cement is added to this mixture and that combination is considered the "traditional" stucco.  The addition of cement makes the stucco become much more durable than the old-school version.  The lime is still used as it helps make the stucco easier to mold into the exact design needed.  Some stucco applications have fiberglass fibers or acrylics added to make it even stronger.  if the project can use the lath (a mesh like chicken wire or better) as the base, cracking will be minimized. Traditional stucco can be applied to a smooth surface or a rough surface.

Synthetic Stucco
The more modern option is a mixture that does not contain lime or cement but an acrylic resin instead.  By using synthetic stucco, there are several advantages:
  • it is less prone to water damage
  • it dries faster and more evenly than traditional stucco
  • it can be applied over foam board instead of the lath base
  • it can handle small movement better than traditional stucco thus it is less common to develop cracks
External Insulated Finish System (EIFS) is a specific application technique used with synthetic stucco.

Stucco Services

Las Cruces Stucco Pros offers services for many different types of jobs that require a professional with experience and knowledge of stucco.
  • Residential Stucco Services - having a stucco home can be distinctive when it is in good shape but can negatively impact your curb appeal if it falls into disrepair.  Since the stucco also is an important part of the outside envelope of your home, maintaining it's condition is important for keeping the house waterproof.
  • Commercial Business Property Stucco Services - If you own a business or commercial property that has stucco, is it in good shape so that your customers feel confident when entering the property?  Or does it reflect poorly on your business because of water damage or discoloration?
  • Repair of Stucco - If you have small issues with your stucco such as small cracks, give us a call to discuss repair options.
  • Remediation of Stucco - For situations where the stucco has larger issues such as water damage, large cracks, or bad discoloration - more intense remediation will be necessary to fix the issue that caused the problems.
  • Additions to Stucco buildings - When you add on to an existing structure, getting new stucco to look like the existing structure's requires a professional.  In addition, making sure that where the new and old structures meet is properly installed to avoid any future water damage or cracking and experienced contractors like Las Cruces Stucco Pros can help with that.

Issues Common with Stucco

Our area's environment can be harsh on our homes and businesses.  High temperatures in the summer and the desert atmosphere can wreak havoc on some structures.  If your stucco was not originally installed with the best practices and best material, it can succumb to the environmental challenges and start showing signs of wear and deterioration.

Cracks
If your home or business has stucco that has cracked, it can become an eyesore.  Some stucco cracks are also very hard to fix.  The cracks can result from a variety of reasons:  incorrect installation, damage from impact, small cracks that have grown due to environmental reasons.  Cracks should be looked at by a professional to keep from having larger problems in the future.  In this article from the Sante Fe New Mexican, the author is a builder and recommends that cracks that a dime doesn't fit into aren't large enough to worry about.  Cracks are most common around windows and parapets.

Below Grade
If stucco is below grade, meaning it extends to the ground around the structure, this can lead to many ways that can damage your stucco.  If there is moisture in constant contact with the stucco, it may be hard or impossible for the material to shed moisture.  This could work its way up and damage far more than just what is in contact with or below the ground.

Water Damage
The installation process of stucco is so important that even a small amount of water that isn't drained properly can damage the stucco and lead to large repair bills.  It will manifest itself as rot or breakage in the stucco.  It is very common around parapets if small cracks have developed.

Stucco Discoloration
Directly related to water damage or incorrect installation, if you find that your home's stucco is becoming discolored - black or green, for instance - you need to call an experienced professional to diagnose the issue and recommend how to repair it so it doesn't re-occur. This discoloration is most common near windows.

Repair Stucco? or Remediate?

Stucco can be expensive to work with for some New Mexico homeowners or business owners.  You may be looking for the quickest way to fix your stucco issues with the lowest cost possible.  If your budget is an issue, we can provide a recommendation that will alleviate the short-term challenges, if possible.  If the stucco issues are much larger and a small repair won't be enough to curtail the issues from further damage to the surrounding structure or interior walls, we will recommend remediation.

An example of a repair would be localized cracking that we can apply caulk or sealant to and then repaint to match as close as possible.  This is not a long-term solution nor does it address the underlying issue but it can provide a short-term fix.

Stucco remediation will require a much more in-depth job such as removing the entire stucco surface on a wall, then determining the exact cause of the larger issue and re-installing the stucco correctly using industry best practices.  Obviously, remediation is a more expensive option but if done properly, will provide years of relief from any more stucco issues.

If you have stucco issues that you are concerned about, call Las Cruces Stucco Pros today at (575) 639-7011 for a FREE, NO OBLIGATION quote.  Although we don't do concrete, we work with your concrete contractor.
